NOTICE IS HEREBY GIVEN TO ALL INTERESTED PERSONS, THAT:

THE CITY COUNCIL OF THE CITY OF WEIR

 (1) PROPOSES TO INSTITUTE ANNEXATION PROCEEDINGS TO ENLARGE AND EXTEND THE BOUNDARY LIMITS OF SAID CITY TO INCLUDE THE FOLLOWING DESCRIBED TERRITORY, TO-WIT:

FIELD NOTES PHASE 2 — 270.78 ACRES

WILLIAMSON COUNTY TEXAS

TRACT 1

BEING 265.94 acres of land out of the SAMUEL NIMMO SURVEY, Abstract No. 481, Williamson County, Texas, and being all of a called 127.97 acre tract of land as described by a deed to WEIR 417, LP, recorded in Document No. 2007-093199, OPR (Official Public Records of Williamson County, Texas), and being all of a called 138.01 acre tract of land described as Tract One by a deed to WEIR 417, LP, recorded in Document No. 2008-072334, OPR and being more particularly described by metes and bounds as follows:

BEGINNING at an iron rod found at a fence corner in the west right-of-way line of F.M. Road 1105 for the most northeasterly corner of said 127.97 acre tract and for the southeast corner of a called 10.02 acre tract of land as described by a deed to THE BUCHHORN FAMILY TRUST, recorded in Document No. 2003-036805, OPR, for the most northeasterly corner of this tract;

THENCE S 21°15’18 E, 915.95 feet (Rec. S 19°50’52” E. 916.07’), with the east boundary line of said 127.97 acre tract and with the west right-of-way line of said F.M. Road 1105, to an iron rod with cap found at a fence corner for the southeast corner of said 127.97 acre tract and for the northeast corner of said Tract One;

THENCE with the common boundary line of said Tract One and said F .M. Road 1105 for the following courses:

  1. S 21°14’03 E, 11 feet (Rec. S 19°06’40” E. 432.34’), to an iron rod found at the beginning of a curve to the right;
  1. With said curve to the right, having a radius of 26 feet, an arc length of 1426.99 feet, and a long chord bearing S 15°41’20” W, 1329.75 feet (Rec. S 17°49’27” W. 1329.95’), to an iron rod found at the end of said curve;
  2. S 52°34’56” W, 26 feet (Rec. S 54°48’01” W. 310.01’), to an iron rod found where the north right-of-way line of said F.M. Road 1105 meets the north right-of-way line of County Road 194;

THENCE with the north right-of-way line of said County Road 194 and with the south boundary line of said Tract One for the following courses:

  1. S 67°37’59” W, 84 feet (Rec. S 69°46’02” W. 1059.13’), to an iron rod found;
  2. S 67°28’42” W, 26 feet (Rec. S 69°37’40” W. 867.46’), to an iron rod with cap found;
  3. S 68°20’54” 1388.35 feet (Rec. S 70°30’22” W. 1388.29’), to an iron rod found for the southwest corner of said Tract One and at the northwest corner of said County Road 194 and being in the east boundary line of a called 20.00 acre tract of land as described by a deed to CHALAPATHlRAO KAMMA & SANGEETA MANNEPALLI, recorded in Document No. 2017- 027318, OPR, from which an iron pipe found bears S 21°18’46” E, 13.30 feet;

THENCE N 21°10’24 W, 1110.95 feet (Rec. N 19°02’40” W. 1110.71’), with the west boundary line of said Tract One and along the east boundary line of said 20.00 acre tract, to a 3 inch metal pipe found at the northeast corner of said 20.00 acre tract and at a southeast corner of the remainder of a called 498 acre tract of land as described by a deed to SOUTHWESTERN UNIVERSITY, recorded in Volume 277, Page 185, OPR;

THENCE N 21°11’34 W, 217.94 feet (Rec. N 19°00’36” W. 217.85’), with the west boundary line of said Tract One and along the east boundary line of said remaining 498 acre tract, to an iron rod found at a fence corner for the northwest corner of said Tract One and for the southwest corner of said 127.97 acre tract;

THENCE with the common boundary lines of said 127.97 acre tract and said remaining 498 acre tract for the following courses:

  1. N 21°11 ‘43 W, 18 feet (Rec. N 19°45’16” W, 885.52’), to an iron rod found at a fence corner;
  1. N 68°40’08 E, 1377.75 feet (Rec. N 70°05’15” E. 1377.67’), to an iron rod found at a fence corner;
  1. N 21°20’03 W, 01 feet (Rec. N 19’55’06” W. 1014.94’), to an iron rod found at a fence corner for the northwest corner of said 127.97 acre tract and at the southwest corner of the remainder of a called 221 acre tract of land as described by a deed to MILTON & ELIZABETH LIESE, recorded in Volume 341, Page 234, OPR;

THENCE N 73°42’ 12 E, 942.67 feet (Rec. N 75°06’55” E. 1042.60’), with the north boundary line of said 127.97 acre tract and along the south boundary line of said remaining 221 acre tract, to an iron rod with cap found at a fence corner for the southwest corner of a called 145.21 acre tract of land as described by a deed to WEIR 417, LP, recorded in Document No. 2008-072335, OPR, and being at the southeast corner of said remaining 221 acre tract;

THENCE with the north boundary line of said 127.97 acre tract and with the south boundary line of said 145.21 acre tract for the following calls:

  1. N 73°37’11” E, 100.01 feet (Rec. S 75°44’55” W.100.00’), to a 1 inch iron rod found;
  1. N 73°49’57” E, 96 feet (Rec. S 75°50’32” W. 914.02’), to an iron rod found at a fence corner for the northwest corner of said 10.02 acre tract and for the most northerly corner of said 127.97 acre tract;

THENCE with the common boundary lines of said 127.97 acre tract and said 10.02 acre tract for the following courses:

  1. S 15°53’25 E, 42 feet (Rec. S 14°19’09” E. 154.41’), to an iron rod found at a fence corner;
  1. N 74°39’32 E, 00 feet (Rec N 76°04’55” E. 155.97’), to an iron rod found at a fence corner;
  1. S 15°52’ 12 E, 58 feet (Rec. S 14°27’16” E. 161.52’), to an iron rod found at a fence corner;
  1. N 73°39’29 E, 48 feet (Rec. N 75°04’22” E. 970.43’), to the POINT OF BEGINNING and containing 265.94 acres of land, more or less.

TRACT 2

BEING 4.84 acres of land out of the SAMUEL NIMMO SURVEY, Abstract No. 481, Williamson County, Texas, and being all of a called 4.84 acre tract of land described as Tract Two by a deed to WEIR 417, LP, recorded in Document No. 2008-072334, OPR (Official Public Records of Williamson County, Texas), and being more particularly described by metes and bounds as follows:

BEGINNING at an iron rod found at the northwest right- of-way intersection of County Road 155 and Spur 155, for the southeast corner of said Tract Two;

THENCE S 68°10’24” W 795.48 feet (Rec. S 70°19’27” W: 795.48’), with the north right-of-way line of said County Road 155, to an iron rod found;

THENCE N 23°19’28” W, 12.68 feet (Rec. N 21°10’25” W.12.68’) to a broken concrete highway monument found in the south right-of-way line of F.M. Road 1105;

THENCE with a curve to the left and the southeast right-of-way line of said F.M. Road 1105, having a radius of 1186.61 feet, an arc length of 1107.63 feet, and a long chord bearing N 25°52’14” E, 1067.85 feet (Rec. N 28°01’17” E. 1067.85’), to an iron rod found for the northwest corner of said Tract Two;

THENCE N 75°20’57” E, 17.08 feet (Rec. N 77°30’00” E. 17.08’), to an iron rod found in the west right-of-way line of said Spur 155, for the northeast corner of said Tract Two;

THENCE S 20°58’09” E, 729.34 feet (Rec. S 18°49’07” E. 729.34’), with the east boundary line of said Tract Two and with the west right-of-way line of said Spur 155, to the POINT OF BEGINNING and containing 4.84 acres of land, more or less.

A PUBLIC HEARING WILL BE HELD BY AND BEFORE THE CITY COUNCIL OF the City of Weir, Texas on the 11th day of August, 2022, at 7:00 pm in the City Council Chambers of City Hall of the City of Weir, Texas, for all persons interested in the above proposed annexation.

At said time and place such persons shall have the right to appear and be heard. Of all said matters and things, all interested persons in matters and things herein mentioned will take notice.
